Spring Break closure!


The office will be closed from
Friday, March 13 through Sunday, March 22
for Spring Break.

You will be able to reach the office via email, however maintenance will be limited to emergencies only. Any non-emergency maintenance will be scheduled out.

IN THE EVENT OF A BUSTED WATER LINE!!

1) Call your city's non-emergency dispatch number and they will send out someone to turn your water off at the curb.

2) Clean up any water as quickly as you can to minimize damage.

3) Email and call the office. I will have the phone with me. I won't necessarily be able to get someone there due to road conditions, but I will do my best.

PREVENTION!

- Cover all of your exterior faucets.

- Keep your house at 65deg+ or warmer.

- Open all of the cabinets that are connected with your faucets so warm air can circulate. You can set a heater at 70deg in those areas BEFORE the freeze to maintain warmth.

- Drip your faucets.

- If you will not be home for the freeze, turn the water off at the curb and do all of the above, except leaving an unattended space heater.

FREEZE WARNING!! Protect your pipes!

FREEZE WARNING!!

We are expecting a few days of below-freezing weather later this week & weekend.

Per your lease, you are required to take the following precautions to prevent frozen and broken pipes. Failure to take adequate precautions could result in maintenance and repair fees.

SINCE THIS WILL BE OCCURRING OVER A WEEKEND, it is highly likely that we will not be able to have maintenance or contractors respond to HVAC & plumbing calls.

In the event you have a burst water pipe, call your city's non-emergency police dispatch.
They will be able to get someone there faster than we can to turn off your water.


MAKE SURE YOUR REQUIRED RENTERS’ POLICY IS UP TO DATE AND COVERS POTENTIAL, UNWANTED OUTCOMES.
Our insurance does not cover your belongings or a hotel.
This is why we require renters’ insurance.

Due to deposit processing errors and delays at Chase Bank,
THIS TYPE OF MONEY ORDER from Western Union, Kroger, Walmart, etc
WILL NOT BE ACCEPTED.
If it looks like this, I will return it to you and your rent will remain unpaid.

Bank issued money orders and cashiers checks will still be accepted. Personal checks (where allowed) will also still be accepted. MAKE SURE YOU HAVE “Larsen Leasing, Ste 304” on your payment envelope!

URGENT! Physical payment details

URGENT REMINDER!!


If you are one of the few tenants that still physically delivers payment to my office in Bedford, PLEASE MAKE SURE YOUR ENVELOPE SAYS "Larsen Leasing, Ste 304" to ensure it is delivered properly. The 3rd floor receptionist (not my agent or employee) has been instructed to return or dispose of it by their supervisor if it is not labeled properly. It also means that I am not in receipt of it.


You will either make your payment payable to Larsen Leasing or McNary Wolff Legacy Trust, as instructed in your renewal or lease docs.


REMEMBER! Zelle is always an option. Email me for the correct account before your send your payment.

EXTREME FREEZE WARNING!!

EXTREME FREEZE WARNING!!

Dear Tenant(s),

We are expecting a few days of below-freezing weather this week. Per your lease, you are required to take the following precautions to prevent frozen and broken pipes.
Failure to take adequate precautions could result in maintenance and repair fees.

There is potential for icy weather, so it is highly likely that we will not be able to have maintenance or contractors respond to HVAC & plumbing calls.

MAKE SURE YOUR REQUIRED RENTERS’ POLICY IS UP TO DATE AND COVERS POTENTIAL, UNWANTED OUTCOMES.

Before Freezing Weather

  • Wrap all exposed pipes located outside or in unheated areas of the home.

  • Remove garden hoses from outside faucets. Insulate outside faucets with Styrofoam cover, rags or paper.

  • Cover vents around the foundation of your home.

  • Know where your property owner’s cut-off valve is located and how to use it. Apply oil such as WD-40 to the cut-off valve before operating to prevent the valve from breaking. The valve is located adjacent to the water meter box under a 6" metal lid.

In Sub-Freezing Weather

  • Drip outside faucets 24 hours a day (5 drops per minute). This is not necessary unless temperatures are expected to be 28 degrees or below for at least 4 hours. (Be sure to turn off the faucets after the threat of freezing weather.)

  • Open cabinet doors under sinks adjacent to outside walls.

  • In unheated garages, shut off water to washing machines. Water softeners should be drained and protected from freezing temperatures.

  • In sustained sub-freezing weather, let water drip slowly from inside faucets.

  • Take extra precautions to protect pipes that have frozen in the past.

If You Are Not Going To Be Home

  • Shut water off at the property owner’s cut-off valve.

  • Drain all outside water faucets if your house will be unoccupied for several days (leave outside faucets open).

  • Or, leave home heating system on at a low setting.

  • Open cabinet doors under sinks adjacent to outside walls.

If you wish to hand-deliver your rent, you may do so when the building is open. When you exit the 3rd floor elevator, immediately turn right. Suite 304 (Larsen Leasing & Property Management) is the second door on the left. You can slide your rent under the door, if the receptionist is not available.
Monday thru Friday - 7am to 7pm
Saturday & Sunday - CLOSED (building is locked)

Zelle payment is now Priscilla's preferred payment method! Send your Zelle payment to her phone number.


Remember, if you mail your payment, dropping your rent off for USPS to deliver, does not mean that I have received it. Your rent will be recorded the day it is actually received.

MAKE SURE YOUR RENT IS PAYABLE TO PRISCILLA WOLFF and includes your address (Zelle or paper payment).

ATTN: Arlington Oaks residents!

From Arlington Oaks HOA:

We would like to take a few minutes and provide some property updates regarding the community. Firstly, many have been asking about the pools. We are waiting on our final inspection from the city. Once we receive our 2024 pool permits we will send out an email for residents to come by and pick up their 2024 seasonal pool bands.

Next, we would like to discuss the rules & regulations (community guidelines). Some residents have already been receiving courtesy reminders regarding the property rules. The most common violations are as follows- 

1. Vehicle Rules: Yes, vehicles must have current registration (no expired tags), this is a violation and vehicles can be lawfully towed. A vehicle that is not street legal, meaning missing functioning parts can be towed. A vehicle that is inoperable (leaking fluids, broke down, flat tire(s), on a stand, etc.) will be towed. This includes covered vehicles. Vehicles not allowed on property include- box trucks, towing trucks, commercial vehicles (that do not fit in a single parking space),wrecked vehicles and trailers.
All the above violations will be towed at the owner's expense. 

2. Patio/Balcony/Landings: Trash, rubbish, and debris are prohibited from being stored outside the dwelling. Even if placed outside temporarily. A neighbor could be walking by and snap a picture and send it to management and a warning notice is then generated. This also includes anything that is not approved for outdoor enjoyment (see rules & regs for full details). Let's continue to maintain a clean and tidy community. 

3. Dog Poop: Numerous complaints regarding dog poop not being picked up immediately after the animal. There are 27 poop stations all around the property, your dues pay for them, please use them! Other animal lovers would appreciate that! 

4. Fire Alarm Systems: Please do not touch the hard-wired heat horns and sensors. This will result in hefty fines and repair costs. We do understand some units still have the original hard-wired smoke detectors which is an owner responsibility to maintain, however, if you are not sure, call us to identify what-is-what, before you remove anything. 

Lastly, this is not a property violation, thus, we would like to bring this to your attention; vacant units. If you have a vacant unit, please do spontaneous checks on your unit. Inspect the locks, doors and windows to ensure they have not been compromised. Squatters are becoming an issue in Arlington, and the fact we found a homeless encampment next door on Oncor's empty lot, we are working diligently with Oncor, APD and the city to help keep our area safe. 

This letter does serve as first notice before fines and towing are implemented. Everyone has 14 days to rectify any property violations. 

Please forward to your tenant(s) to certify they have been notified of the community guidelines.

I am proud to announce that Heather Larsen, (Broker #0521344) has begun a new chapter in her property management career! Honestly, its really just a new business name to emphasize a new beginning! I am just waiting for the paperwork to be finalized!
